buy-and-hold investing is a quintessential example of real estate investing. This type of investing is where you buy one or multiple investment properties and rent them out for consistent monthly income. On the whole, this is meant to be a long-term strategy since investors tend to buy an investment property and keep it in their portfolio for years until they have reached their return on investment(ROI) and decide to sell or hold on to the property.

In this situation, the investor will do their best to find the best real estate deal that's below market value. The investor hires the right contractors to "fix" it up. They will then "flip" the home for resale at a much higher price. Once the buyer is found, the investor gets to keep the difference between the initial investment and the final sale. In this scenario, everything can go right or everything can go wrong, make sure you have the right team to assist you!
1. Real Estate Wholesalers will act as a middleman for the property owner and buyer. Here, the investment strategy is to find an underpriced real estate deal. Then, quickly sell for a higher price to an interested buyer without the "fix" part in the "fix-and-flip investors" strategy.
2. Real Estate Investment Trust (REIT) is the most passive form of real estate investing. With this strategy, you'll invest practically the way you'd invest in the stock market. Instead of buying real estate, you'll buy shares of a real estate investment company and receive dividends when the company pays out its profits.

She conducts the move-in and move-out reviews along with 6 month reviews to ensure the rental property is being kept in immaculate condition for future resale. When she is not handling tenants, she enjoys hiking with her dog and spending time with her family.
Kalib McGrath-Jones is the main contact for any and all maintenance items and repairs. He solely focuses on making sure all repairs are completed and closed out in a timely manner. When Kalib is not closing out maintenance requests or sales, you can find him playing at the park with his son.
